Proactivity is the key factor in our service delivery solution. We recognise that all parties - be it seller, buyer, estate agent, mortgage broker and lender - are working towards the same goal - completion. We therefore work integrally to make the house buying or selling process as effortless as possible.

Unlike most solicitors, our staff are divided into teams dealing with specific introducers. That way, we ensure that a relationship can exist and develop between us and the introducer, and all parties know who they will be dealing with on a day-to-day basis.

All of our staff have direct dial telephone and fax numbers, and personal e-mail addresses, ensuring quick and instant access at all times.

Frequently Asked Questions

How long will it take?

For a standard sale or purchase, with no problems, it will take approximately six to ten weeks. However, there are a number of factors which may delay matters, over which we have no control. For example, delays on the other side, length of chain. The general rule of thumb is that the longer the chain, the longer it will take to complete.

Having said this, we guarantee that we will work as quickly as we possibly can and that we will be pro-active throughout the transaction.


When does the deposit need to be paid?

The deposit money should be sent to us as soon as the signed contract and mortgage documents are returned to us. We will confirm in our letter to the client the exact amount required and how this should be sent to us.


When can the client get the keys and where are they collected from?

The keys should be available as soon as the seller’s solicitor has received the total amount of the purchase price. We will therefore send the money to the solicitors as soon as we can.

Usually, the estate agent for the seller will hold the keys and will release them once they have confirmation from the seller’s solicitor that they are free to do so. However, if there is no estate agent, arrangements will have to be made between buyer and seller.


How is a completion date agreed?

The client is free to negotiate a completion date with the other side. However, the agreed date may not be possible where, for example, there is a long chain or if the date is too soon. We advise all clients not to book removal vans or time off work until a definite date has been finalised. This will be known on exchange of contracts.


When will the client receive the money from a sale?

If the client is not purchasing another property, we will account to the client for the sale proceeds on the actual day of completion.


When can the client cancel mortgage payments?

It is important that no payments are cancelled until completion has taken place. Therefore, we advise all clients not to stop their direct debit payments until they have received confirmation from us that are free to do so.
